OUR PROCESS

Simple. Thorough. Professional.

1

On-Site Inspection

We inspect the manufactured home foundation system, including piers, footings, tie-downs, beams, supports and overall installation.

2

Engineering Review

We evaluate the foundation against HUD Permanent Foundation Requirements and applicable codes and standards.

3

PE Certification

If the foundation meets the requirements, we provide a Professional Engineer Certification for your lender.

WHY IT MATTERS

Why lenders require PE foundation certification

FHA, VA, USDA and many conventional lenders may require a Professional Engineer to certify that a manufactured home is installed on a permanent foundation that meets applicable requirements. Our certification helps support a smoother loan or refinancing process.

We do not perform repairs.
We are an independent engineering firm — not a repair contractor.

Meets HUD Permanent Foundation Standards

We inspect against applicable HUD manufactured-home foundation requirements and site conditions.

Required for Lending

Many lenders require appropriate engineering documentation before financing can proceed.

Protects Your Investment

A properly installed foundation supports the safety, stability and long-term performance of the home.

HUD/FHA Manufactured Home Foundation Inspections

Ground to Structure provides HUD/FHA manufactured home foundation inspections and Professional Engineer (PE) foundation certifications for manufactured and mobile homes throughout Charlotte, Huntersville, Lake Norman and surrounding North Carolina communities.

If your lender requires a permanent foundation inspection, our engineer can evaluate the home's foundation system and determine whether it meets the applicable HUD permanent foundation requirements. We provide engineering documentation for FHA loans and can also assist with foundation inspection requirements associated with VA, USDA and conventional financing.

What Does a HUD Foundation Inspection Include?

During a manufactured home foundation inspection, a Professional Engineer evaluates the home's permanent foundation system, including foundation supports, piers, footings, anchorage and other relevant structural components.

The purpose of the inspection is to determine whether the foundation complies with the applicable FHA manufactured home foundation requirements and whether a PE foundation certification can be provided to the lender.

Because Ground to Structure is an independent engineering firm, our role is to evaluate the foundation and provide an engineering opinion — we do not sell foundation repairs.
